Whether or not DMI Entegral Solutions has played a role in crafting

projects. Our performance based delivery models are a modification
of the methods you are familiar with, plus the enhancements necessary
to ensure the results you desire.
PERFORMANCE BASED DELIVERY
Design/Build (DB)
DMI Entegral Solutions is responsible for and at risk for the
design and construction of the project, plus the performance
against agreed upon metrics for the energy and operation of the
systems for a time period after implementation. Typically, this
requires some level of energy analysis prior to design and involves
thorough commissioning during and after construction.
CM at Risk (CMR)
DMI Entegral Solutions works alongside the owner’s A/E
to provide preconstruction services during design and acts as
the GC during construction. Preconstruction services are enhanced
with energy modeling and cost benefit analysis. Commissioning
and performance management on the back end ensure the results
desired.
Commissioning and Retrocommissioning
In the off chance that you have ever had a project that was “finished” – but
not really “finished” – then you are familiar
with the often misunderstood concept of commissioning. At DMI
Entegral Solutions, we know that performance must be linked to
every decision throughout the development, design and delivery
of a project. By definition, that means there will be commissioning
the right way and to the right amount. The commissioning process
starts with design intent and operational intent documentation
prior to design and ends with proof of performance of the systems
after construction. Furthermore, our performance management process,
after implementation, ensures that the systems stay in a commissioned
state.
Retrocommissioning is the process of taking an existing building
or system back to its original design intent and operational
intent. It is a four step process that includes the following:
- Inventory and Assessment. This is where we identify
current state of the systems in a building, document
the design and operational intents and the known deficiencies.
- Detailed Commissioning Plan. In this step, we create
a plan for how to address the issues specifically, which
may or may not require capital investment from the owner.
The plan will include an itemized list of actions and
costs, as well as an implementation plan and schedule.
- Repair and Replacement. Here, we implement the first
phase of the commissioning plan, which is to fix the
components of the building systems that are in need of
repair or replacement. This can be low cost, capital
intensive or anywhere in between.
- Commissioning of Building or
System. After the building
systems have been repaired or replaced and are functioning
properly, the traditional commissioning process can be
implemented. Here, we run each system through all sequences,
make any adjustments necessary and document performance
against design and operational intent.

Creative development, good designs and solid
construction practices do not guarantee results. In fact,
data shows that in even the best performing buildings,
operational efficiency degrades 40% after the first year
if left unmanaged. With a tailored Performance Management
program, we can ensure the results that were intended and
often even improve the results beyond those expected. Sometimes,
Performance Management only means simple updates to the
building automation system with regular monitoring. For
ambitious clients, it might involve an aggressive list
of performance metrics with Retrocommissioning, training
and frequent interaction with the systems and occupants. |
