Performance Based Development¹
With a Pd3™, project development is overlapped with a
thorough assessment of the facility’s current and proposed energy and operational
profile, the utility rate tariffs that may drive system selection and any utility
or energy master plans that may exist for the campus. Furthermore, with our experience
locating utility rebates, government incentives and low cost loans through programs
like LoanSTAR, we give our client a potential source of supplemental funding
to keep intact those “behind the wall” components of the project
that are so vital to the long term efficiency of operation. The end result is
a course charted that will achieve our client’s design goals without sacrificing
performance– or the budget.
Performance Based Design²
It is common in today’s construction practices to integrate certain construction
related services into the design process. However, it is not common during design
to give proper credence to all of the energy and operational parameters that
the owner will have to live with for the long term. In a Pd3™ design,
the MEP aspects are integrated early on in the timeline to ensure that performance
is not compromised inadvertently during space planning. Furthermore, sizing,
layout and quantity are approached from a “sweet spot” perspective
rather than the standard “design day” approach. This way the equipment
and systems are positioned to operate at their most efficient range most days,
rather than operating there one or two days a year.
Performance Based Delivery³
Clients tend to have a preferred method of project delivery, whether it be CM
at Risk, Design Build, CM Agency or any other. Every method tends to have a “best
fit” to a certain type of scope. With Pd3™, we take
our client’s requirements in combination with what the type of scope lends
itself to in order to create a customized delivery method for the project. But
delivery does not stop at completion of construction. With Pd3™,
delivery means delivering the performance against the metrics that were established
up front. That means a thorough commissioning of the systems, as well as staff
training, measurement and verification to validate performance. Our mission is
to exceed performance goals in order to prove the value of Pd3™ to
our clients.
